There are many reason; they could be unhappy, bored, crazy, and angry. There are so many more reasons why someone would cheat, but in this case it is really unclear. We don’t know anything about his wife, she has never been in the book, besides the one time he mentioned her. He doesn’t seem to feel guilty about spending time with Kathy so that’s a sign that something might be wrong with his relationship with his wife, so he feels the need to cheat. Why he would have an affair with a woman whose life he nearly destroyed is just as clear as why he is cheating. There is no certain answer specified in the text so we have to infer on why he made this choice. I think that even though he did change her life in a not so good way, it is possible to feel an attraction towards her. What he did can’t change his true feelings. Since we haven't actually met his wife, maybe she isn't that great of a person to live with. For the second question, maybe he feels really bad about what he had to do because he is trying to help her get her house back. Maybe Les really does love Kathy but it is too early to tell.
